What Does it Take to Become an Ohio Property Appraiser?

The Basics
The very first requirement for an Ohio property appraiser is that they must be 18 years of age. Not really a problem there, nor is it that they have to demonstrate that they are ‘honest, truthful, and of good reputation.’ Those are the easy parts for most people.
Real-World Experience
Now comes the difficult part. In order to become an Ohio property appraiser, one must complete a specific amount of experience hours during a certain period of time. This is not something that can be accomplished over a weekend; it’s much more difficult and time-consuming. In order to be a “State-Certified Real Estate Appraiser’ in Ohio, they must have completed 2,500 hours of experience over the course of a minimum of two years. That’s before they can even file for an application.
Education Requirement
In addition, there is also an educational requirement. Becoming an Ohio property appraiser requires that you complete a number of courses at an institution of higher learning. Overall, the completion of ninety-three credits is required at whichever school is decided upon. Seventy-five of those credits must be in classes that involve classroom time, studying specific aspects of property appraisal; and no fewer than three of them must be in a class specifically about federal, state, and local fair housing laws. Another fifteen hours must be dedicated to classes about appraisal standards and provisions of the Ohio Revised Code, just to be safe. It goes without saying that a passing grade is required.
Application Submission
Upon meeting the requirements listed above, an application can be submitted to the Ohio Division of Real Estate and Professional Licensing. The application must meet the following criteria:
- Black ink must be used to fill out the application.
- A headshot must be included (i.e., a photo of the applicant’s face).
- The application fee must be enclosed.
- Copies of the applicant’s transcripts must accompany the application, along with certificates stating that the requirements of being an Ohio property appraiser have been met.
If the application is accepted, a test is then scheduled, which will determine whether a state license will be provided.
